Rental Policies

Maximum Occupancy:  The maximum number of adult guests is four (4). All guests must be 18 years of age or older. Our home is not suitable for children less than 18 years old. Children under 18 years old are not allowed as guests, or as temporary visitors inside the condo. No exceptions.

This is a NON-SMOKING unit:  Smoking or vaping inside the unit or on the lanai will result in forfeiture of the entire security deposit.

Pet Policy:  We maintain an allergen-free environment, and therefore pets are not permitted under any conditions or circumstances.

Check-in and Check-out Times:  Check-in time is 3:00 PM and check-out time is 11:00 AM. Checking-in prior to 3:00 PM is not permitted. A late check-out must be prearranged, and is subject to availability and an additional charge. A ½-day charge is required to reserve and guarantee a late check-out.

Minimum Stay:  Minimum 5-night stay, no exceptions. From December 15th to January 3rd, a 14-night minimum stay is required.

No Daily Maid Service:  We do not provide daily maid service. All bookings are subject to a check-out cleaning fee of $502.83 (including taxes). For stays of 14 nights or more, mid-stay cleanings will be conducted on a nominal 7-day interval. The cost of a mid-stay cleaning service is $339.75 (including taxes). Starter kitchen and bathroom amenities (i.e. dishwashing liquid, dishwasher soap, paper towels, toilet paper, bath soap, and laundry detergent) are provided but not replenished.

Rates & Rate Changes:  Rates subject to change without notice until time of booking. All rates subject to the following Hawaii State and Maui County Taxes: General Excise Tax of 4.712%, and Transient Accommodations Tax of 13.25%, for a total of 17.962%. Tax rates subject to change without notice.

House Rules:  Guests are subject to all Wailea Elua Village house rules. Excessive noise, parties, and occupancy violations may result in Maui County Police evictions and fines up to $2,000 per day. For the safety and enjoyment of all at Elua Village, boats, trailers, motorcycles, motorbikes, buses, and activity vans are not permitted on the premises. Owner reserves the right to terminate occupancy without refund should violations of house rules or occupancy limits occur. All bookings are subject to a Wailea Elua Village guest check-in fee of $237.17 (including taxes).

Payment Policy:  VISA MasterCard credit cards are the only payment methods we accept. US funds only. No debit cards, wire transfers, personal checks, cashier’s checks, or money orders accepted. A deposit equaling 25% of the full amount due and a signed copy of the Rental Agreement document is required to secure your reservation. For credit card payments, a signed Cardholder Authorization form is also required. Final balance is due 60 days prior to arrival. For Christmas/New Years reservations, final balance is due October 1st. For rentals of 28 days or more, 1/2 of the full balance is due 6 months prior to arrival.   

Cancellation Policy:  Payments are refundable less a $150.00 handling fee if cancellation is received 60 days prior to arrival date. For cancellations received between 30 and 60 days of arrival date, a 50% refund will be provided. For cancellations received within 30 days of arrival or after arrival date, all payments will be retained. For Christmas/New Year’s reservations, no cancellations or refunds after October 1st. Guests are responsible for payment of all nights reserved regardless of the actual arrival or departure date. NO REFUNDS FOR EARLY DEPARTURE. To protect your investment, we recommend all guests purchase a ”Vacation Rental Insurance” or “Trip Insurance” plan from an authorized provider.

Security Deposit:  A $1,000.00 security deposit will be held to offset any damage to the condo or loss to the property or contents during your stay, long distance telephone charges, lost or un-returned beach towels, un-authorized late check-outs, and charges for extra cleaning, excessive laundry or excessive trash in the unit at the time of your departure. Laundry left in the condo at the time of departure in excess of four (4) loads will be charged at the rate of $50.00 per load. Trash left in the condo at the time of departure in excess of two (2) kitchen-size bags will be charged at the rate of $25.00 per bag. Your deposit less any charges will be refunded in a timely manner, within 14 days of your departure. Any interest earned on payments, including security deposit funds, will be paid to owner, not guest.
